S-Traps are unvented and illegal under every code used in the US. The S-Trap turns downward before the vent making them unvented. Sorry I didn't see this sooner, if you are still wondering what to do a picture would help.

I've been trying to get the main site fixed up primarily in my not very much free time...
This was kind of a 5 day off bonus weekend where I'll actually spend Sunday vegetating, Monday with the family...
And have not fun stuff to do on Friday, Saturday, & Tuesday...

Then it's back to the grinder...

I would consider a small tank type water heater to be the most reliable type. Depending on the water usage plans, the size could from a 2 gallon compact model which would be sufficient for hand washing or rinsing a few plates, up through 5 - 20 gallon utility models the larger models handling a larger amount of hand washing and maybe even filling a sink, on up through lowboy models of 20 - 50 gallon models, the larger of which could probably do well beyond what you need. Pick your water heater size based on how much hot water you will be using.

As far as electric water heaters go there is very little difference between brands and models as far as reliability. Some (a limited few) such as the Whirlpool Energy Smart Electric Water Heater use temperature controls which are quite a bit different from the rest which would not be available locally even in the US. I would avoid any that do not use the typical thermostats.

Another thing to consider is that despite the smaller size, there is usually not a price break and many small electric water heaters actually cost more than the standard 40 gallon upright models. If you have the space available to install a regular 40 gallon water heater more than likely it will cost less.

Yes, it will fit fine!

In fact I would recommend replacing any Fluidmaster 200 Fill Valve even if it is working because they are a possible cross connection hazard and under some conditions could allow the water in the toilet tank to backfeed into your potable water supply.

I'm lucky to have good water at my house...

Some of my customers aren't so lucky with water tests revealing needs for everything from softeners, acid neutralizers, sulphur and or iron removal needed. Heck, we've even got an area where uranium removal is needed...

So really water conditioning is tailored to the specific needs of the water supply and what is needed.

I agree with Speedbump, a softener may remove a small amount of iron, but if the iron content is high you need a specific iron removal filter to get the job done...

Those state forums are intended to be an advertising list for businesses, only Pro Users can post there and the post cannot be replied to. You are able to edit your posts made in those forums as well as me, I've got clout here...

The intention is that a post made there is a business ad that you own and no one else can make a mess of it, the post is yours and you are in the drivers seat. You could even make it weekly specials at Pumps & Tanks, and edit it with a different sale item every week if you wanted to...

I've been pretty crazy busy lately and last night came home after 1am, so here I just woke up after napping for a few hours and checked the forum, I haven't been working it like I should...

One of these days soon things should let up a bit, and I hope to get this forum in the "Alive Mode" it just takes a bit of time, and work to do that, of which time has been in short supply lately... A nice winter project for me...

I edited that post for you, since you are  an internet based supplier and ship to all states I'd be fine with you posting an ad in each state if you wanted to...

The Moss Bay Flange works on many of the ABS and PVC flanges with the steel ring and is a great fix. But there are some oddball ones that it won't fit on. Not much you can do there except replace the closet flange. I highly recommend getting a new flange that has a stainless steel ring to ensure that you don't have to do this again...

Do you have access from below in a crawl space or basement? Do you know what size pipe you have? Is the flange on the outside or inside of the pipe?

SpeedBump will be along and will help you out with getting a pump stop valve or, constant pressure valve.
I've got a bit of an idea of how they work and they will basically run the pump without stopping while you are using water during irrigation. I'll defer to him as the expert to explain how they work and what they do.

You have good reason to be concerned as frequent starts can shorten the life of a pump motor. Every time a motor starts there is a huge inrush of current to start the motor. This is usually in the neighborhood of 150% of the full load amperage during the start. This will cause heat to build in the windings of the motor and each successive start will add more heat. Eventually the motor windings will burn out.

A motor that doesn't start often and runs longer will last longer, than a motor that starts often.

I'm sticking to battery back up pumps. The 1 gallon of water to pump 2 gallons is a complete waste of water and it just adds to the output you are dumping somewhere. Costwise by the time you add in the required backflow prevention for a water powered pump it costs the same as a battery powered for installation. Do you have a lot of well pump systems in your service area? We do!

The Zoeller Aquanot is a nice unit and the output will closely match the output of the Zoeller M-53 main pump which is something the water powered pump cannot even dream of doing.

In a home where the water flow is pretty much a guaranteed flood of a finished basement during a power failure, I like to think about systems in addition to the battery powered backup pump such as alternating duplex pumps and standby generators.

I've sent an inquiry to friends at Drain Cables Direct and I'd expect they might be getting back to us with the information you need.

Yea, it's the same switch almost everyone uses on their machines. I doubt that there are a whole lot of companies making it.

Are you sure the switch is bad?
On mine when it stops working I usually just trim off an inch or so where the hose connects and I'm back in business.
